This Noise & Events Policy Addendum forms part of the Holiday Let Rental Agreement for [Property Name], located at [Property Address]. It supplements the House Rules and takes precedence in the event of any conflict.

1. No Events Policy

The hosting of any event at the property is strictly prohibited unless the Host has given prior written consent. This includes, but is not limited to:

Guests wishing to hold an event at the property may apply in writing to the Host. The Host has absolute discretion whether to approve any event request and will specify in writing any conditions attached to approval, including any additional fees or insurance requirements.

2. Definition of an "Event"

For the purposes of this policy, an "event" means any gathering at the property involving persons in addition to those named on the booking, where the total number of persons at the property (including named guests) exceeds the maximum occupancy figure of [X] persons, or where any of the following are present:

Data is used solely to assess noise level compliance with this policy. The Host will receive an alert if noise levels exceed [XX dB] during quiet hours. If no noise monitoring is in use: This property does not currently use noise monitoring technology. Compliance with the noise policy is assessed on the basis of neighbour reports and Host observations.

5. Consequences of Noise Complaints

If a noise complaint is received from a neighbour during the Guest's stay, the Host will:

  1. Attempt to contact the Lead Guest by phone to request that noise levels are reduced;
  2. If no response is received within [30 minutes], or if the noise continues after contact, attend the property or instruct a representative to attend.
If a second noise complaint is received during the same stay, or if the first complaint relates to an event taking place in breach of this policy, the Host reserves the right to terminate the booking immediately. The guest will be required to vacate the property within [2 hours] of notice being given. No refund of the accommodation charge or security deposit will be made in these circumstances.

Costs associated with neighbour disputes (including any legal costs or local authority action) arising from the Guest's breach of this policy may be deducted from the security deposit or pursued separately.

Guests are encouraged to introduce themselves to neighbours at the start of their stay and to exchange contact details so that any concerns can be addressed directly and informally in the first instance.

8. Local Authority Noise Nuisance Process

Guests should be aware that under the Environmental Protection Act 1990 and the Noise Act 1996, local authorities have powers to:

Where the booking was made through Airbnb, the Guest also confirms compliance with Airbnb's Party and Events Policy, which prohibits "open-invite" events and any gathering that disturbs neighbours. Airbnb's policy provides that Hosts may request cancellation and may take action against guests who violate the policy.

By signing below, the Lead Guest confirms they have read and understood this Noise & Events Policy Addendum, have shared its contents with all members of their party, and accept that breach of this policy may result in immediate termination of the booking, forfeiture of the security deposit, and potential liability for any associated costs.
