Important Notice — Not an Assured Shorthold Tenancy: This agreement is for a short-term holiday let only. It does not create a tenancy under the Housing Act 1988 or any subsequent legislation. The guest(s) named below have no security of tenure and no right to remain in the property beyond the agreed departure date. This letting is governed by the common law of contract and the holiday letting regime applicable in England and Wales.

Cancellation terms are governed by the separate Cancellation & Damage Deposit Policy provided with this Agreement. The Guest is advised to obtain appropriate travel insurance covering cancellation.

The Host shall not be liable for any personal injury, loss, or damage to the Guest's property during the stay, except where such loss arises directly from the Host's negligence or wilful default. The Guest is advised to ensure adequate personal travel and contents insurance is in place for the duration of the stay.

12. Alterations and Force Majeure

If the property becomes unavailable due to circumstances beyond the Host's reasonable control (fire, flood, structural damage, or similar), the Host will provide a full refund of all monies paid. No further liability shall attach to the Host in such circumstances.

13. Right of Entry

The Host reserves the right to enter the property at any time in a genuine emergency (for example, to deal with a gas leak or fire). The Host will give reasonable notice before entering for non-emergency reasons such as maintenance, except in circumstances where immediate access is necessary.

14. Governing Law

This Agreement is governed by the law of England and Wales. Any dispute arising from this Agreement shall be subject to the exclusive jurisdiction of the courts of England and Wales. This is a holiday letting agreement and does not create any form of tenancy or residential occupancy right.
