Holiday Let Rental Agreement

1. Parties

This Holiday Let Rental Agreement ("Agreement") is entered into between:

The Lead Guest accepts these terms on behalf of all members of the party and is responsible for ensuring all guests comply with this Agreement.

6. House Rules Summary

The Guest agrees to comply with the full House Rules provided separately at check-in. Key rules include:

• No smoking inside the property or within [X] metres of any door or window.
• No parties or events of any kind without prior written consent from the Host.

• The number of overnight guests must not exceed the maximum occupancy stated above.

7. Security Deposit

A security deposit of £[XX.00] is required to cover potential damage, excessive cleaning costs, or breach of the House Rules. The deposit does not limit the Guest's liability to the actual cost of damage or loss.

Subject to the property being returned in satisfactory condition, the security deposit will be returned within [7 / 14] days of the check-out date. Any deductions will be itemised in writing with supporting evidence (including photographs taken at check-out).

8. Guest Responsibilities and Damage

The Lead Guest is responsible for:

• Taking reasonable care of the property and its contents throughout the stay.
• Reporting any damage, breakage, or malfunction to the Host as soon as reasonably practicable.
• Ensuring all members of the party comply with this Agreement and the House Rules.
• Securing the property (locking all doors and windows) when leaving.

The Guest accepts responsibility for any damage caused by the party during the stay. The cost of repair or replacement will be deducted from the security deposit; where costs exceed the deposit, the Host reserves the right to pursue recovery of the balance.

9. Host's Responsibilities

The Host agrees to:

• Provide the property in a clean, safe, and habitable condition on arrival.
• Ensure all gas, electrical, and fire safety checks are current (Gas Safe certificate, EICR, fire risk assessment as applicable).
• Provide functioning smoke alarms and carbon monoxide detectors.
• Respond promptly to reports of maintenance issues or emergencies during the stay.

10. Cancellation

Cancellation terms are governed by the separate Cancellation & Damage Deposit Policy provided with this Agreement. The Guest is advised to obtain appropriate travel insurance covering cancellation.

11. Limitation of Liability

The Host shall not be liable for any personal injury, loss, or damage to the Guest's property during the stay, except where such loss arises directly from the Host's negligence or wilful default. The Guest is advised to ensure adequate personal travel and contents insurance is in place for the duration of the stay.

12. Alterations and Force Majeure

If the property becomes unavailable due to circumstances beyond the Host's reasonable control (fire, flood, structural damage, or similar), the Host will provide a full refund of all monies paid. No further liability shall attach to the Host in such circumstances.

13. Right of Entry

The Host reserves the right to enter the property at any time in a genuine emergency (for example, to deal with a gas leak or fire). The Host will give reasonable notice before entering for non-emergency reasons such as maintenance, except in circumstances where immediate access is necessary.

14. Governing Law

This Agreement is governed by the law of England and Wales. Any dispute arising from this Agreement shall be subject to the exclusive jurisdiction of the courts of England and Wales. This is a holiday letting agreement and does not create any form of tenancy or residential occupancy right.
